Certification of Home Inspectors

Are Home Inspectors "certifiable"?

November 2012 -- Many clients and real estate agents ask whether or not the home inspector is certified.  Not really asking about the sanity of the inspector but rather what are the qualifications and certificates of the inspectors, demonstrating the ability of the inspector to perform a home inspection. 

In the remainder of North America (USA & Canada) there are various national, state and provincial organizations providing certification and licensing of home inspectors to help regulated the industry, there by helping to protect the end consumer.  Some of the organizations are as follows: 

  • ASHI (American Society of Home Inspectors) 
  • CAHPI (Canadian Society of Home & Property Inspectors) 
  • NACHI (National Association of Certified Home Inspectors )
  • NAHI (National Association of Home Inspectors)
  • HIF (Housing Inspection Foundation)
  • AII (American Institute of Inspectors) 
  • InterNACHI (International Association of Certified Home Inspectors) which is the former National Association of Certified Home Inspectors -- NACHI (see above)

The reality here in Mexico, is that there are no state, federal or national regulatory bodies that oversee the industry of home inspection.  In fact, the idea of home inspection, is a relatively new concept here in Mexico.   

I was approached at one time to help on the formation board of the InterNACHI since I was unique in Mexico however, when I asked about how the certification would be done for inspectors outside of the USA and more specifically to address local code issues, language issues, technical differences in other countries and how could examination (hence certification) be performed and proctored the communication ceased.   

It was later discovered the examination process was performed over the Internet, as many times as necessary without any form of supervision or scrutiny as long as the user then pays an annual fee, the certification continues.  As a licensed professional engineer, I believe this is not a thorough or viable method to provide certification of home inspectors, and at this time still refuse to participate in this form of practice on principle.  See article LCR April 2012
